The first use case of NFTs

The essential concept of NFTs is that having one in your digital wallet verifies and displays ownership of an image (data recorded on-chain), be it static or dynamic. How NFTs Can be Utilized in Real Estate? Property Tokens

Contrary to other digital assets or cryptocurrencies like Bitcoin and Ethereum, which are fungible (each token carries the same functionality and utility and can be replaced with each other), NFTs are non-fungible or unique, with each one differing from the others. The non-fungible feature allows to create unique digital assets representing a particular metadata (such ownership, location, type of accommodation or basically any data recorded).

Asset tokenization refers to the concept of leveraging smart contract and blockchain technology to embody ownership or rights to an asset (or liability) in a tradable, on-chain token.

In regards to real world assets (RWAs), asset tokenization transforms offchain assets into a token format. This process has innate efficiencies in storing, updating and transferring assets amongst multiple parties. Furthermore, it simplifies creating liquid markets around these assets.

The path to tokenization varies widely depending on the nature of the asset. Assets like cash are pure digital and need a bridge between traditional systems and blockchain networks. Other assets, like gold, demand a third-party custodian to store the physical asset, ensuring that each token represents a specific amount of the stored asset. 

The Role of NFTs in Real World Assets

NFTs are particularly suitable for unique assets that can't be entirely represented by fungible tokens. Consider tokenized real estate, for instance. Each property is unique in terms of size, age, location, and other characteristics.

Most importantly, by utilizing blockchain, we process data (such as rental distributions, market appreciation, management fees), record it on a blockchain, subdividing it into a certain number of Property Tokens and distribute amongst holders within the dEquity app.

Owning one of these Property Tokens and storing it in a digital wallet represents digital ownership of a portion of an apartment that gives users access to earning interest from rental fees.

Over the past decade, Miami’s property values have strongly increased, with an average annual appreciation rate of 11.16% - placing Miami among the top 10% in the nation for property appreciation.

Top Characteristics of International Buyers Transactions

From August 2022 to July 2023, the total sales volume for Miami real estate reached $5.1 billion. The median price per property was $482,700, which is impressive and indicates substantial investor interest, despite the high cost of properties. Interestingly, 66% of all purchases were made in cash, an option not feasible for many investors. However, through our decentralised application, purchasing property becomes accessible starting with just $100. This opens the market to a much wider audience.

Furthermore, 59% of respondents decided not to buy property due to the high cost of real and other fees. This once again highlights the substantial demand in the market for solutions like dEquity. This represented 18% of total sales volume, compared to 2% nationally, once again proving Miami as one of the top investment destinations.

People worldwide consider Miami an excellent destination, both for vacationing and to reside. The image below displays 52 countries with an interest in acquiring Miami property. The leading contingent originates from the Latin America region, with Colombia leading the pack (holding a 14.7% share of buyers) and Argentina following closely (with a 13.7% share of buyers). Following up, we have Brazil contributing a 6.7% buyer share, Venezuela with 6.4%, and Canada closing the top five with a 6.2% share.

Why Investors Choose Not to Buy Property

It's fascinating that 73% of Miami's foreign buyers visited Florida only once or twice before acquiring their first property in the region. However, a large fraction of Miami buyers decided against investing in Miami real estate. Among the top reasons are property costs, condominium fees, insurance expenses, unfavourable exchange rates, and difficulty in finding a suitable property independently.

Miami is a crypto hub where cryptocurrency payments for real estate, as well as discounts for buyers who pay with cryptocurrency, are fairly commonplace. This creates great opportunities for investors and real estate professionals, who are interested in exploring the potential of blockchain technology and maximising returns.

In 2022, Miami experienced 34% growth in residential purchases from foreign buyers in dollar volume, with investments totaling over $6.8 billion. As Miami is a business- and crypto-friendly environment that embraces new technologies, we expect these figures to grow.

How The Yield is Generated

In Miami, real estate is usually rented for long durations, often on a one-year contract. One common rental term includes an annual contract renewal for a price adjustment, typically involving a 10% increase.

3. Rental fees

USDT as an ABC asset

​​​​ABC can be compared to stablecoins like USDT or USDC, which are issued against US Treasury bonds, cash or cash equivalents, but instead ABC are backed with real-world assets such as income producing real-estate, cash, etc.

Similar to stablecoins, asset-backed crypto provides stability and can be easily converted to fiat currencies. In fact, ABC can be withdrawn from circulation in exchange for cash or its equivalents through legal procedures that involve Know Your Customer (KYC) and Anti-Money Laundering (AML) protocols. This compliant process ensures transparency and regulatory adherence in the conversion of ABC to fiat currencies.

All USDT stablecoins are pegged 1:1 to US dollar, meaning that all users get the same value without a risk being exposed, meaning there is no asymmetry information for all participants. 

Lastly, thin management layer that can also be applied to Tether, as all circulation supply is managed by Tether company when it comes to issue or withdrawing, or managing the USDT tokens. All circulated supply on different blockchains don’t require any extra management from users or developers – eliminating the need for a long chain of intermediaries to be involved in governance and so on.

One more ABC example – Miami real estate

Miami real estate is known as one of the top destinations to invest money for investors around the globe, and it has an impressive return rate due to various factors. In 2022, Miami experienced a 34% growth in residential purchases from foreign buyers in terms of dollar volume, with investments totaling over $6.8 billion.

However, Miami real estate can serve as collateral for ABC assets. Furthermore, ABC able to represent and prove a digital ownership of an apartment or a fraction of it as well as earning interest rates on rental fees. 

For instance, long-term rent of residential apartments is quite common in Miami. This practice is clearly regulated, governed by shareholders, and properties are managed by third parties under a maintenance contract, all of these are met with the three main criterias of ABC assets.
